Once you contact us with your request, we then:
- Advise you on the housing market in Rome and of the realities of living in Rome.
- Canvas our properties and those of the 20 agencies we collaborate with.
- Review the selection of potential properties with you.
- Schedule appointments and accompany you to see those properties.
If you choose one of those homes or flats, then we will also :
- Assist with formulating a sensible offer.
- Conduct negotiations to reach the best possible agreement with the landlord.
- Formulate the lease as per agreement, (co-ordinating with your office/legal dept. if necesary).
- Oversee signing of lease and transfer of funds.
- Take inventory, etats-des-lieux, and meter-reading at settling-in.
- Ensure fairness during move-out at stay's end (inventory, condition, and restitution of deposit, etc).
Our fee for long term lets (min. 1 yr.), payable at lease signing, is equivalent to one month's rent (this is the standard in Rome). If you do not take one of the properties we have shown to you, then there is no cost to you. For rentals shorter than a year, we charge 15% of the total rental amount.
Of course, we remain a reference point with regards to the housing situation of the client throughout their stay in Rome. Further, as a new member of the expatriate community in Rome, the newcomer is immediately connected with other expats through our Welcome Neighbor program, a free, member run, neigborhood-based, ready made network of expats for newcomers.
